GENERAL TERMS AND CONDITIONS
The following General Terms and Conditions govern the contractual relationship between the Guest (hereinafter referred to as the "Client") and the Owner following the reservation and payment of the accommodation chosen among those available on the portals https://stayeasy.krossbooking.com and https://www.stay-easy.it (hereinafter referred to as the "Site") directly or indirectly, through any mobile device, via email or by phone. The following general conditions regulate the terms and conditions of the agreement between the Owner and the Client who reserves and purchases services through the Site, as well as the temporary lease agreement entered into between the Client and the Owner, concerning the selected accommodation. The Client is required to accept these General Terms and Conditions and Terms of Use, as well as the specific conditions related to the stay or individual services (such as duration, price, applicable taxes, and current regulations). Therefore, the Client must fully review the General Terms and Conditions and Terms of Use as well as any specific conditions applicable to individual services, made available on the Site before making a reservation. By making a reservation or purchasing a service, the General Terms and Conditions described herein are automatically accepted.
Booking Procedure
By accessing the portals https://stayeasy.krossbooking.com and https://www.stay-easy.it, the Client can view and consult the availability and prices of the accommodations offered in real-time. If the chosen accommodation is available for the selected period, to conclude and confirm the reservation, the Client must make the payment of the amount shown in the order summary by credit card following the guided instructions. Upon successful payment, the Client will receive a Booking Confirmation email containing details of the amount paid, the duration of the stay, the number of occupants, as well as any mandatory or additional services. The reservation will not be confirmed until the payment has been successfully completed (according to the cancellation terms) and the Client has received the Booking Confirmation email.
Rates and Payment
The rental rate for accommodations is indicated in the Order Summary. The total amount must be understood to be inclusive of energy and gas consumption, heating, and water. The balance of the amount for the indicated period of stay will have already been fully paid by the Client at the time of booking by credit card or must be paid before check-in according to the timing indicated in the "Cancellation Policies".
Any children under the age of two should not be counted in the confirmed number of guests, but in case a crib is required (free), it is necessary to promptly communicate their presence through the contact channels available on the Site.
The tourist tax is not included in the rate and must be paid in cash upon check-in according to the methods provided by the regulations of the relevant Municipality of the accommodation.
Cancellation Policies
Two types of rates may be available on the Site: refundable and non-refundable. At the time of booking, full payment of the entire stay is required. For the refundable rate, the Client can cancel the reservation up to a maximum of n° days before check-in (as indicated in the Cancellation Terms section) and receive a full refund of the amount paid. Reservations with non-refundable rates cannot be modified, and in case of cancellation or modification, the entire amount of the stay will be charged. Any request to modify the reservation is subject to approval and availability. In case of a request to change the dates of the stay, the number of guests, or the accommodation, supplements are provided based on availability and depend on the period of stay.
For all types of rates, failure of the client to show up at check-in will result in the payment of the total amount of the reservation.
Check-in and Check-out Information and Rules
The client must confirm the check-in time, starting from 3 pm, as indicated in the Booking Confirmation email or through communications sent before arrival. Check-in will be based on the defined schedules and, depending on the apartment and the arrival time, with two alternative methods: meeting a person at the apartment or following the self check-in procedure. The Client will personally deliver, at check-in or in advance through the self check-in procedure, the identification documents for each adult and minor who will use the accommodation for identification by the security authorities (State Police). Valid identification documents for this purpose are: identity card or driver's license for Italian and EU citizens, passport for non-EU citizens. Failure to provide identification documents for each guest will result in denial of access to the accommodation.
For apartments that do not have devices that allow self check-in, additional charges (ranging from 30 euros to 65 euros) are provided for check-in with arrival times starting from 10 pm to 2 am the next day. Entries with arrival times after 2 am cannot be guaranteed and no refunds are provided.
Check-out must be done by 10:30 am.
It is not allowed to leave dirty dishes or leave the dishwasher, washing machine, or washer-dryer in use.
The Client undertakes not to accommodate a number of people exceeding that indicated in the Booking Confirmation, with the sole exception of any children under the age of two. Failure to comply with this obligation will require the Client to pay the Owner a supplement for extra person and a penalty of 100.00 euros per day. The Client undertakes to sign - in virtual or paper form - the Lease Agreement that will be drawn up in accordance with the laws in force in the national territory (Legislative Decree 431, December 9, 1998). The contract will be viewed and signed in autograph or virtual form via SMS authorization with a unique OTP (One Time Password) code that will be sent to the guest's mobile number, a private device associated with the person that therefore allows unique identification of the signatory. The signature made via OTP Service is an advanced electronic signature (AES) and has the same legal validity as electronic or handwritten signatures. By signing the contract, the conditions, rules of the Accommodation, and condominium regulations are accepted. The Client agrees to authorize the Owner's representative, and/or third parties appointed by the same, identifiable upon request of the Client, to access the accommodation in order to carry out any necessary repairs and/or maintenance. Except in cases of emergency, the Client will be informed in advance via their contact details and, if they do not respond in time, the Owner's representative may access the accommodation. Key return is mandatory according to the methods communicated at check-in.
Accommodation Rules
Smoking inside the accommodation is strictly prohibited. In case of violation, a penalty of 200.00 euros will be charged.
The Client agrees to use the accommodation with care, keeping it clean, refraining from any acts that may cause damage to it and/or its accessories and/or its common parts and/or the goods contained therein. The Client agrees not to disturb the residents in the condominium during their entire stay in the accommodation. Organizing parties or events is prohibited.
It is essential to observe the condominium quiet hours from 10 pm to 8 am.
It is prohibited to use the accommodation for illicit acts. Reproducing and/or delivering keys to third parties and/or revealing access codes to third parties is prohibited. Loss/breakage of keys and/or locks will result in reimbursement for the cost of a new lock and 5 new sets of keys. The Client agrees to observe, for the entire period of the lease, the ordinary precautions and security measures aimed at preventing the entry of strangers into the accommodation. It is understood that in case of non-compliance with this obligation, the Client will be responsible for any damages caused to the Accommodation and/or the goods contained therein. Unless expressly authorized in writing by the Owner, the Client is prohibited from housing animals of any species.
To reduce environmental impact and comply with current regulations, it is the Client's responsibility and obligation to correctly separate waste according to the indications of the relevant Municipality or, where present, those inside the Accommodation. Optionally, for stays of up to 5 nights, waste can be left inside the Accommodation and will be disposed of by the cleaning company.
Penalties & Limitation of Liability
In the event of behavior contrary to the proper conduct of the property, the Client must pay the Owner a penalty equal to 200% of the rental fee indicated above. The Owner will never be responsible for any thefts suffered by the Client, whether they occurred by breaking and entering or by any other means inside the Accommodation. The Client therefore undertakes not to leave their belongings and personal effects unattended inside the Accommodation. The Owner will not be liable to the Client for any involuntary suspensions and/or interruptions of electricity and/or gas and/or water and/or Internet supplies.
Reprotections
The owner reserves the right to propose the replacement of the accommodation with another of equal or superior quality if, due to reasons not attributable to the same, they are unable to ensure the Client's entry into the property and stay in the manner indicated in the Booking Confirmation. Among the non-attributable reasons are indicated, for example, sudden plumbing problems or any other reason that makes it impossible for the Client to stay in the accommodation, to protect their safety. If accommodation of the same value as that booked by the Client is not available, the Owner reserves the right to terminate the relationship, guaranteeing a full refund of payments previously made by the Client.
